goods yard is a collection of spaces brought together through a shared design language, where architecture and interiors feel inherently connected. a new neighbourhood, home to apartments, workspace and public realm.

design is fundamental to the experience of these spaces.

the amenities spaces act as the backbone of daily life here. designed to be both practical and inviting, they provide a range of settings for co-working, meeting, watching blockbusters on the big screen or simply hitting the gym. layouts are open and adaptable, allowing spaces to shift naturally throughout the day, while generous light and outward views maintain a strong connection to the surrounding context.

function drives every decision. communal kitchens are streamlined and efficient, with integrated appliances and induction hobs that prioritise ease of use. supporting spaces, from wellness areas to quieter corners. follow the same approach, combining simplicity with careful detailing. each element is considered, nothing arbitrary.

a-nd design studio established a clear set of principles with the client that guide everything from spatial arrangement to material selection. a balanced palette, complemented by subtle colour and texture, creates an atmosphere that is calm without feeling muted, distinctive without being overstated.

within the amenities, the industrial character of the site is softened through a more refined and tactile approach. exposed materials are paired with warmer finishes and natural light to create spaces that feel grounded yet comfortable. furniture, including selected pieces by HAY, adds a layer of everyday usability, well-made, considered, and built to last.
